Our intervention on this site includes the renovation, conversion and extension of a historical landmark building, designed by Hans Schaefers in the early 1960s. It is located on Schlosstrasse, a commercial and shopping street within the attractive neighbourhood of Berlin-Steglitz. Positioned at the intersection of two streets, the building is an interpretation in the spirit of the age of flat-iron building typologies.
After more than 40 years of usage, the building necessitates a general renovation and re-evaluation, in order to conform to contemporary standards and requirements of future sustainability. A thorough assessment confirmed that an extension, conversion and full renovation were unavoidable.
The new design continues the commercial space in the neighbouring site, thus completing and closing the block. Spaces are customizable in size, according to the commercial requirements of the tenants, with options covering potential uses as a medium-sized department store. It also allows for further subdivision and usage by more tenants, if deemed necessary.
Retaining luminous advertisement capacity on elevated glass, the facade on the corner maintains its own character. The elevation of the extension is designed as a double-skin facade, and the volume is wrapped in a metal mesh. This partially conceals the interior, and also allows for the transparency of a department store.
Aside from enhancing and amplifying the historical building’s existing qualities, the extension is essential to the building’s investment value.
